Our wonderful Edgewater listing has sold before it even hit the market!  Thanks is large part to the house being very well done by the owners, it was easy for us on the listing side to simply execute our pre-list marketing plan.  Our pre-list plan includes professional photography and videography, both broad and targeted marketing, and much more.  We were thrilled to receive a full price offer before even hitting the active market.  We will miss our clients, who will be moving out of the area, but at least we sent them out with a full price housing sale.  See the pictures of the lovely house below...

Alex had a blast spending some time in Ocean City, MD helping his clients find a little condo to call their very own.  Looking for their very first vacation home, it seems like we found them the perfect fit for their young family.  The building has a few pools situated within the courtyard, is a short walk to the beach, and there is even a partial view of the ocean from the back balcony.  Everyone is looking forward to closing next month!

As we say goodbye to April 2026, we look back fondly of the successes Alex was able to achieve for his clients!  Alex's sales total for the month of April closes near $2M.  Our listings that sold in April achieved 104% of their list price, with all listings selling at or above asking.  Contact Alex Estill this summer to discuss buying or selling your next home!

Estill Homes Completes Rental Unit Remodel

January 2026 | Odenton, MD

Estill Homes purchased its very first rental unit in 2015.  Until this month, it has been steadily rented with almost no gaps in between new tenants.  We took advantage of the end of our prior lease (which concluded Dec 31, 2025) to renovate and modernize the townhouse, and it turned out great!  We found new tenants within a few days, who signed a new 18 month lease. Estill Real Estate Investments is under contract on our latest multifamily project, this one located in Frederick, MD.  It's a 12 unit building & a great blend of a value add opportunity as well as a solid cash flowing asset.  We've got some work to do to get some of the units back online...but we will have it in pristine condition in no time.  Take a look at the photos below.

Winter 2024 | Annapolis, MD

Real Estate has been challenging for buyers and sellers the last several years, and 2024 was no different.  Interest Rates stayed in the 7% range for most of the year, topping out near 8%.  Even with all of that, Alex Estill closed the year among the highest grossing L&F agents. We have to thank our many clients, friends, and family for the continued support and referrals.  We are looking forward to a great 2025, hopefully with improved interest rates!
